Thornewood in Mahomet: Home Prices and the Three Sections Compared
One neighborhood, three sections, and a price range that runs from under $400,000 to over $1 million.
The short answer
Thornewood sits on the north side of Mahomet, north of I-74 and east of Route 47, with miles of walking paths, ponds, direct access to Brent Johnson Park, and quick access to I-74 for commutes to Champaign or Bloomington-Normal. It has three distinct sections: the original Thornewood from the mid-2000s, Thornewood North from 2007 to 2016, and the newer section built from 2016 to today. In the last two years, 34 homes sold here for a median of about $608,000. But square footage alone won't tell you what a Thornewood home is worth. Similar-sized homes here have sold more than $100,000 apart.
Thornewood is the neighborhood I use to explain why online estimates miss. On paper, many of these houses look alike: four bedrooms, a finished basement, 2,300 to 2,700 square feet above grade. In person, they're not alike at all. Which section a home is in, when it was built, how it's been finished and what's behind it all show up in the price.
Living in Thornewood
The draw here is the setting. The neighborhood is surrounded by farmland, the Sangamon River and forest preserve land. According to the Thornewood HOA, the neighborhood has about 7.2 miles of walking paths and sidewalks, about 12.4 acres of ponds, and prairie areas that bring in plenty of wildlife. Brent Johnson Park connects right to the neighborhood, and Lake of the Woods and Buffalo Trace are a few minutes away. It's also an easy commute. I-74 is right there, so Champaign is about 15 minutes away and Bloomington-Normal about 45. Schools are Mahomet-Seymour CUSD 3.

Two HOAs, one neighborhood
Most people don't realize Thornewood has two homeowners associations. Homes on or north of White Oak Road, plus Briarwood Lane addresses above 1505, belong to the Thornewood North HOA. That includes The Reserve area, along with Ashford Court, Cottonwood Court, Quarry Road, Reserve Court, White Oak Road and Windsor Drive. Everything else belongs to the Thornewood of Mahomet HOA. Each has its own covenants, so if you're planning a fence, shed or addition, check the right set before you buy.
The three sections
These numbers come from 34 single-family sales that closed from November 2024 through September 2026.
The original Thornewood
The first homes went up in the mid-2000s, on streets like Brookhaven, Ridgefield and Woodberry. Expect traditional two-story homes, with lots that range from typical to quite large. Only three homes sold here in the last two years, from $397,500 to $720,000. That spread mostly comes down to size, updates and lot. A home here that's been updated well competes with newer construction. One that hasn't is priced like it.
Thornewood North
Built mostly from 2007 to 2016, along White Oak Road, Ashford Court, Quarry Road and the north end of Briarwood. Twelve homes sold here, from $449,000 to about $1.18 million, with a median of about $596,000. It has the widest range of the three sections: solid two-stories, a handful of ranches, and the largest homes in the neighborhood, including wooded lots at the top of the market. The median home here went under contract in about six weeks.
The newer section
Built from 2016 to today, on Briarwood, Willowgrove, Ravenwood, Stonecrest, Forest Ridge and Sandstone. This is where most of the new construction is, with 12 of the 19 sales here built from 2023 to 2026. (Thinking about building? See Buying New Construction in Mahomet.) Nineteen homes sold, from $458,000 to $928,000, with a median of about $610,000.
Quality vs. quantity: what the sales show
This is the part online estimates can't see. A few examples from the last two years:
- Two ranches on the same cul-de-sac, built a year apart, with about 120 square feet of difference in finished space, sold $133,000 apart.
- Two-story homes with about 3,150 to 3,270 finished square feet sold anywhere from $520,000 to about $607,000. Same size range, an $87,000 difference.
- A ranch with about 1,860 square feet above grade sold for more than $200,000 more than a two-story with about 2,250 square feet above grade, both in Thornewood North.
What separates them is everything a computer can't measure: the quality of the build, how the basement was finished, the kitchen and baths, the lot, what's behind the house, and where it sits in the neighborhood. Location alone can move the price. Homes in The Reserve area, for example, sell at a premium because of where they are. That's why I price every home in Thornewood off the closest true comparisons, not an average. (More on that in What Is My Mahomet Home Worth?)
Buying or selling in Thornewood
If you're selling, know which section your buyers are comparing you to. A 2014 home in Thornewood North is competing with brand-new construction a few streets away, so condition and presentation matter. (See Getting Your Mahomet Home Ready to Sell.)
If you're buying, decide early whether you want new construction or an established home with mature trees and a finished basement already in place. Those two paths can land at the same price with very different houses.
