Sandy Ridge in Mahomet: Homes Around the Lake, Bike Trails and Home Prices

Ranch homes around a lake, bike rides to the covered bridge, and a splash pad down the road.

The short answer

Sandy Ridge is an established Mahomet neighborhood of ranch and 1.5-story homes built from the mid-1990s to the early 2000s, on lots of roughly a third of an acre. The neighborhood circles a lake, it's great for bike riding, and it's close to Barber Park, Mahomet's newer shopping, the library and the Lake of the Woods bike trails. Over the last three years, 13 homes sold from $298,500 to about $475,000, with a median of $348,000, and the median home went under contract in about two weeks.

When someone tells me they want a ranch, a real backyard and a neighborhood that's already settled, Sandy Ridge is one of the first places I look. The homes have been here long enough to feel settled, the lots are bigger than in many newer subdivisions, and a lot of the floor plans put everything you need on one level.

Living in Sandy Ridge

  • The lake. Sandy Ridge wraps around a lake, so a lot of the neighborhood's walks and rides loop the water, and some homes back right up to it.
  • Great for biking. The streets are made for an evening ride, and you're close to the bike trails that lead to the Lake of the Woods covered bridge.
  • Barber Park nearby, with its new inclusive playground, an amphitheater, and the free Bill & Lisa Peithmann Splash Pad, which opened in 2023.
  • Close to errands. Mahomet's newer shopping center, restaurants, stores and the library are all nearby.
  • Ranch and 1.5-story homes, plus some two-stories. Many have finished lower levels, and some floor plans put the primary bedroom on the main floor.
  • Roomy lots, mostly about 0.28 to 0.39 acres, often around 90 feet wide.
  • Built out. Homes in recent sales were built from 1995 to 2002.
  • An active HOA with a board, covenants and its own neighborhood Facebook group and calendar.
  • Schools: Mahomet-Seymour CUSD 3.

What homes sold for in the last three years

Thirteen homes closed in Sandy Ridge from November 2023 through July 2026:

  • Price range: $298,500 to about $475,000
  • Median sale price: $348,000
  • Time on market: a median of about two weeks, and five went under contract within a week
  • Top of the range: the highest sale was a home on the lake

One home sold twice in that window: once in late 2023 and again in mid-2026, for about $72,000 more the second time. Some of that is the market, and some is what the owners did to it in between. Either way, it's a good picture of how well homes here have held their value.

Quality vs. quantity in Sandy Ridge

Two ranches on the same street, sold a month apart, with nearly the same main-floor size: one sold for $73,500 more. The difference was a finished lower level and water rights on the lake. That's the kind of thing an online estimate averages away, and why I price every Sandy Ridge home off a walk-through and the closest true comparisons. (More in What Is My Mahomet Home Worth?)
