Oak Creek in Mahomet: Mature Trees, Big Lots and Home Prices

Thirty years of tree growth, lots measured in acres, and houses that sit back from the street like they mean it.

The short answer

Oak Creek is one of Mahomet's most established neighborhoods, built mostly in the early 1990s, with mature trees, deep setbacks and lots that are usually an acre or more. It's one of the higher-value neighborhoods in town. Over the last three years, five homes sold here, from $599,000 to $1.3 million, with a median of $860,000. It's close to Mahomet's newer shopping, restaurants and the library, and a short drive to Lake of the Woods.

My favorite thing about Oak Creek is the setbacks. The houses sit way back from the street, behind big lawns and trees that have had thirty years to grow. You don't get that in a newer subdivision, no matter what you spend. It feels settled in a way that only time can do.

Living in Oak Creek

  • Mature trees. Most of the neighborhood was built in the early-to-mid 1990s, so the canopy is full and the yards feel private.
  • Big lots. Recent sales and listings ranged from about 0.6 acres to 2 acres, and most were over an acre.
  • Deep setbacks. Homes sit well back from the road, which makes the whole street feel quieter and more spacious.
  • Lake lots. Several homes back to the water, with views you'd never get on a standard lot.
  • Convenient location. You're close to Mahomet's newer shopping center, restaurants and stores, and the Mahomet Public Library. Lake of the Woods Forest Preserve is a short drive away.
  • Schools: Mahomet-Seymour CUSD 3.

“We had a wonderful experience with our realtor Molly Jones. We were dealing with tight timelines tied to a cross-country relocation for work. Molly was incredibly responsive from the get-go, readily available despite being two time zones away, and knowledgeable about the local community as well as the use of veterans' benefits. She was able to negotiate aspects that allowed us to stay on our timeline with household goods coming from a different state. As a bonus, because she is a local, she's able to provide recommendations for local businesses that have further helped us settle into our new home. We can't recommend her enough!”

The homes

Oak Creek is mostly large two-story homes, many in full brick, with finished lower levels that push total living space well past 6,000 square feet on the bigger properties. Most were custom-built in the 1990s, and a few newer custom homes have gone up since. Because these homes were built one at a time, no two are alike, and the updates inside vary a lot from house to house.

What homes sold for in the last three years

Five homes closed in Oak Creek from May 2024 through July 2026:

  • Price range: $599,000 to $1.3 million
  • Median sale price: $860,000
  • Lot sizes: about 0.6 to 1.2 acres
  • Currently listed: two homes at $1.5 million and up

Five sales in three years tells you something on its own. People who buy in Oak Creek tend to stay. When a well-kept home here does come up, there isn't another one like it down the street, so it helps to be ready.

Quality vs. quantity in Oak Creek

With custom homes on big, irregular lots, size is a poor guide to price here. Two homes on the same street, both built in the 1990s: the one with more than 800 more finished square feet sold for $340,000 less.

What separates them is the lot, the layout, the condition, and how well the updates have kept up over thirty years. That's why an online estimate is especially unreliable in Oak Creek, and why I price every home here off a walk-through and the closest true comparisons. (More in What Is My Mahomet Home Worth?)

Selling in Oak Creek

Buyers at this price point are comparing your home to new custom construction, so presentation matters. The trees, the lot and the setting are your advantage. A kitchen or baths that haven't been touched since the '90s are the thing buyers will subtract for. I'll walk through with you and tell you which updates are worth making and which to skip. Sales figures are based on five single-family sales in Oak Creek that closed from May 2024 through July 2026, plus two active listings, from the MLS. Information is deemed reliable but not guaranteed.
