Briarcliff in Mahomet: A Private Lake, Lake of the Woods Next Door, and Home Prices

A lake you can paddle board on after work, and 873 acres of forest preserve at the end of the street.

The short answer

Briarcliff (also spelled Briar Cliff) is a wooded, established Mahomet neighborhood on the Sangamon River with its own private, residents-only lake and walking access to Lake of the Woods Forest Preserve. Expect tree-lined streets, custom-built homes from the late 1960s to the 2000s, one entrance and very little traffic. There's no new construction. Recent sales ran from $284,900 to $575,000.

I've spent many a summer afternoon in Briarcliff with friends, out on the lake on paddle boards or just soaking up the sun by the water. It's the kind of neighborhood where a Tuesday evening can feel like a vacation. Most towns don't have anything like it.

The lake

Briar Cliff Lake sits right in the middle of the neighborhood, and it's for residents only. The homeowners association lists swimming, boating and fishing, and on a summer day you'll see paddle boards out on the water and neighbors on the floating dock. The HOA has a committee just for the lake and beach, which tells you how much it matters here.

Lake of the Woods, next door

Briarcliff sits right next to Lake of the Woods Forest Preserve, and you can walk to it. It's one of the best things in Champaign County:

  • About 873 acres of woods, water and prairie along the Sangamon River.
  • A 3.3-mile paved trail for walking and biking that runs the length of the preserve, plus grass and woodland trails.
  • The covered bridge, 140 feet long, where the paved trail crosses the river.
  • Mabery Gelvin Botanical Garden, eight acres, free to visit.
  • The Museum of the Grand Prairie, also free.
  • The HI-Tower, a 100-foot carillon with an observation deck. The bells chime on the hour from 9 to 5.
  • Lake of the Woods Golf Course, with 18 holes and a par 3 course.
  • Kayak and pedal boat rentals on summer weekends.

Living in Briarcliff

  • Tree-lined streets and wooded lots, some backing to common ground or the forest preserve.
  • Custom homes, each one different, from classic 1960s and '70s ranches to larger lake homes built in the '90s and 2000s.
  • No new construction. The neighborhood is built out.
  • One entrance and low traffic, so the streets stay quiet.
  • An active HOA with social events, cleanup days and committees for the lake, the environment and architecture.
  • Schools: Mahomet-Seymour CUSD 3.

What homes sold for recently

Five homes closed in Briarcliff from February 2024 through September 2026:

  • Price range: $284,900 to $575,000
  • Median sale price: $315,000
  • Time on market: most went under contract in about two weeks

That range is wider than most Mahomet neighborhoods, and it's the lake that does it. The older ranches are an affordable way into a lake neighborhood, and the larger homes on or near the water sit at the top. Homes come up rarely, so when one does, people move fast.

Quality vs. quantity in Briarcliff

One ranch with about 2,700 square feet sold for less than two smaller ranches with roughly 1,850 to 1,950 square feet. Updates, condition, the lot and a view of the water matter far more here than size. That's why I price every Briarcliff home off a walk-through and the closest true comparisons.
